Inspections: What to look out for
Red Flags in a House
We all get distracted by that new paint smell, sparkling countertops, 6-panel doors, and beautiful French doors – so much so that we can miss the small WATER STAINS on the ceiling!
Thankfully in Florida, buyers have an opportunity to inspect a property and perform due diligence. Rely on your licensed inspector and contractors to give you the full scoop on anything visible to the eye and modern day tools to detect issues. But, do look out for the following signs yourself…
Signs of roof damage:
Cupped, curled or warped shingles
Lots of shingle granules or growth on roof
Cracked or broken tiles
Moldy or mildew smell throughout
No roof permits to be found
Ceiling stains (discoloration, usually yellowish or brown water rings)
Sagging roof deck
Signs of foundation damage:
Visible cracks in exterior or interior (especially wide cracks)
Gaps in door frames or door jams
Not level window frames
Unlevel flooring
Drainage moving towards the house rather than away
Large trees with shallow roots very close to the house
Signs of water/mold damage:
Water stains on ceilings and walls (appear grayish, brownish, or yellowish)
Notice cracks around window or door frames
Bowed roof
Visible black or dark gray growth (mold or mildew, there is a difference!)
Musty smell
Gaps of no visible or cracking grout in bathroom tiles
Wood rot around doors and trim
Paint peeling off
Signs of electrical damage (make sure that you turn on the AC as well!):
Exposed wires
Warm outlets
Damaged or rusted electric panel
Turn on all faucets inside and outside of the house! Signs of plumbing issues:
Water stains in sinks, toilets, bath
Low water pressure
Screeching sounds
Slow drains!!!!
Obvious leaks
Just because you notice red flags doesn’t mean that the property is not worthwhile. Negotiations for repairs are crucial and having the right vendors in place can save thousands.
